TCS completes major office refurbishment at historic Carvers Warehouse in Manchester
Town Centre Securities PLC (TCS) has completed the refurbishment of the third floor at the Grade II* listed Carvers Warehouse in Manchester, creating high-quality, contemporary office space within one of the city’s most distinctive historic buildings.
Newly refurbished office suites totalling 3,511 sq ft combine contemporary workspace with the character of Manchester’s oldest surviving canal warehouse
Completed in October 2026 and available for immediate occupation, the refurbishment enhances TCS’s office offering in Manchester. The third floor provides a 2,096 sq ft fully fitted and furnished workspace, ready to occupy from day one, alongside a 1,415 sq ft unfurnished suite offering businesses the flexibility to tailor the space to their own requirements.
As Manchester’s oldest surviving canal warehouse, Carvers Warehouse combines historic character with modern workplace facilities. The refurbishment retains original features including exposed stone walls, timber beams and ceilings, complemented by contemporary finishes and technology. Within the fully fitted suite, a warm interior palette incorporating orange and green tones creates a welcoming working environment.
TCS worked with Cubicworks on the design and delivery of the refurbishment, with Penketh Group providing the furniture. Working within the constraints of a Grade II* listed building, the project involved a comprehensive refurbishment, including new flooring, lighting and cabling, with the layout carefully designed around the warehouse’s historic features.
The fully fitted suite provides a ready-to-occupy workspace, including a fitted kitchen, dedicated meeting room with integrated AV, breakout areas, a bespoke phone booth, smart lighting and air conditioning.
Matthew Wright, Associate Director, Estates at Town Centre Securities, said:
“Carvers Warehouse is an incredibly distinctive building, and we wanted the refurbishment to celebrate its character rather than compete with it. The exposed stonework, beams and ceilings offer something completely different from a conventional office, while the new interiors provide the quality and functionality businesses expect from a modern workplace.
“This is the first time in several years that we’ve had a larger suite available at Carvers Warehouse. By creating a fully fitted and furnished workspace alongside a more traditional office offering, we’re giving businesses greater flexibility and the opportunity to establish themselves in one of Manchester’s most characterful buildings.”
Carvers Warehouse is home to a diverse mix of occupiers, including businesses in engineering, digital and creative sectors, alongside an Asian fusion-inspired café.
Both the 2,096 sq ft fully fitted and furnished suite and the 1,415 sq ft unfurnished suite are available for immediate occupation. For availability, the brochure and agent contacts, visit the Carvers Warehouse page.
