Town Centre House in Leeds is now 95 per cent let, following one of the most significant office deals in the city centre this year. The Public and Commercial Services Union (PCS), the largest civil service union in Britain, has taken 6,315 sq ft of quality office space on the third floor of the refurbished six-story office building in the heart of the Merrion Centre. Rent removed. That leaves just over 2,000 sq ft left to let in the flagship building, owned and managed by the leading Leeds development and investment company Town Centre Securities PLC.Town Centre House, which was originally built in the 1960s by legendary Leeds businessman Arnold Ziff, has undergone a £7 million refurbishment and is now one of the greenest and most sustainable office developments in the city. Tenants include construction management consultants Gleeds, Town Centre Securities themselves, Thomson Directories, revenue management company First Locate, The Children’s Society, consulting engineers Hoare Lea and the Business Internet Directory.

PCS have relocated from Lisbon House off Wellington Street in Leeds.
The comprehensive refurbishment incorporates on-site monitoring of waste management, energy and water consumption; full-height glazing and shallow floor plates to maximise natural light; waterless urinals; a heating and cooling system, including heat recovery; and low-energy design and technologies such as variable speed pumps and fans and automatic lighting control. There is also a bio-diverse roof, which will enhance the site’s ecology and cut heat loss. Co2 emissions will be reduced by more than 70 per cent and create lower running costs.
